The big day is finally here! You’ve found the perfect house, negotiated a contract, had the home inspection, negotiated repairs, and of course negotiated the financing process. It’s almost time to sign on the dotted lines to get the keys to your new home. There’s just one last step to complete before you head over to the title company for closing. You need to go do your final walk-through to make sure everything is the way it’s supposed to be.
It may be a few weeks to more than a month from when you were last in the house until you get the keys, so take this walk-through very seriously. It’s not the time to measure for drapes or to figure out where the sofa is going. This is your last chance to make sure all of the negotiated repairs were completed, all of the appliances (and other items) that convey with the sale are still there, and no damage was done when the sellers were moving their stuff out. Make sure there wasn’t hidden water damage or mold behind that strategically placed piece of furniture or pile of moving boxes.
Use this checklist, along with your inspection report to make sure everything is correct. Use your RecallChek report to verify that appliances weren’t switched out (it has happened!) Make sure all the repairs were done, and make sure the movers didn’t put a big hole in the wall.
Of course, if you aren’t comfortable verifying repairs on your own, Veteran Home Inspections would be happy to conduct a re-inspection of negotiated repairs for you. These inspections generally run about half the cost of the original inspection, but frequently save you a lot more than they cost. Unfortunately, it’s not uncommon for us to find repairs that were not done, not done correctly, or even worse: where receipts were presented with no work done! Once you verify that everything is complete, then you can head over to the title office to get the keys to your new home!
